We are currently recruiting an experienced and proactive Maintenance & Property Manager to join a prestigious waterfront residential community in the Caribbean. This is an excellent opportunity for a self‑motivated, hands‑on professional who enjoys being on site, leading by example, and maintaining exceptional standards across luxury properties.
This role is ideal for someone who is practical, organised, and comfortable balancing operational oversight with administrative coordination in a high‑end environment.
The Role of the Maintenance & Property Manager
As Maintenance & Property Manager, you will:
- Manage day‑to‑day maintenance operations across residential properties and shared facilities.
- Review and action homeowner maintenance requests via the POA system.
- Create and manage preventive maintenance schedules, reports, and action plans.
- Delegate and supervise workloads for the onsite maintenance team, including carpenters, painters, and general operatives.
- Conduct regular site inspections to ensure property compliance and presentation standards are maintained.
- Identify and address paintwork issues, corrosion, wear and tear, and safety concerns.
- Monitor fire systems, pools, and other critical infrastructure, escalating issues to specialist contractors where required.
- Oversee contractor and supplier activities to ensure work is completed correctly and on time.
- Supervise security staff and ensure established procedures are being followed.
- Respond to out‑of‑hours emergency call‑outs such as plumbing issues, access problems, or equipment faults.
- Take a hands‑on approach when required, assisting with basic maintenance or troubleshooting when staffing levels or situations demand.
- Apply practical knowledge of basic plumbing, minor electrical issues, and residential HVAC systems to diagnose problems efficiently.
- Maintain a strong eye for detail and ensure the property is always guest‑ready.
The Maintenance & Property Manager will play a key role in protecting asset value, ensuring resident satisfaction, and maintaining health, safety, and compliance standards across the site.
What We’re Looking For
- Strong practical background in property or facilities maintenance.
- Solid working knowledge of general building maintenance, painting, carpentry, and plumbing.
- Experience in luxury residential, resort, or hospitality environments is highly preferred.
- Confident using basic IT systems, including WhatsApp and Excel.
- Logical, organised, and solutions‑driven with the ability to prioritise effectively.
- Comfortable supervising small teams and external contractors.
- Familiarity with chlorine swimming pools is an advantage, but not essential.
- Someone adaptable, reliable, and comfortable working independently in an island setting.
